Because I'm moving abroad for two years, my bright 2-room apartment (approx. 60 m² of living space) is becoming available to rent. It sits on the 3rd floor of a well-maintained, near-new residential building dating from 2010, built solidly in brick and equipped with a passenger elevator.

The apartment is rented fully furnished and on a fixed term of minimum 1 year and up to 2 years preferably, ideal for anyone looking for a comfortable, move-in-ready home without having to buy their own furniture. Move in, unpack your suitcase, and settle in: available from early-November (move-in date flexible, can be a bit later).

FEATURES

The apartment impresses with high-quality parquet flooring, underfloor heating, and double-glazed windows. The near-new fitted kitchen is fully equipped, including refrigerator, coffee machine, and dishware.

The furnishings include: a bed, sofa, dining table with four chairs, vanity table, sideboard, and built-in wardrobes in the bedroom, hallway, and bathroom. A washer-dryer, TV, and all installed lamps are also included in the rent.

Should you not need certain furnishings, for example, because you're bringing your own furniture, we're happy to adjust the furnishing flexibly by arrangement.

A particular highlight is the roughly 18 m² terrace: as the top balcony of the building, it is not covered above, you enjoy an open sky and an unusually large number of sunshine hours throughout the day. Two electric awnings provide shade when needed, and the terrace furniture is already in place. (In accordance with the Wohnflächenverordnung, the German living space calculation regulation, the terrace area is counted at half its size, i.e. 9 m², toward the total living space.)

The apartment also comes with a single underground garage parking space.

The apartment is located at Marianne-Brandt-Straße 25 in Parkstadt Schwabing in the north of Munich (Schwabing-Freimann district, 80807 Munich). At the same time, you have excellent connections: the location directly on the Munich ring road (Mittlerer Ring / A9 access) allows quick routes in every direction, you can reach Munich Airport in only about 20 minutes by car. Please note: the utilities advance payment covers heating and water only, electricity and internet are not included. You can opt to step in into the existing Internet and electricity supply contract (roughly 100EUR extra) so that you do not have to conclude any service contracts on your own.

Liability insurance: Taking out personal liability insurance is a requirement for renting. Proof must be provided before the start of the tenancy.
