Location: The apartment is in a fairly new building completed in 2002 and has a very green, spacious, and super peaceful location in Bogenhausen, which is one of the best and safest neighborhoods in Munich. The apartment is next to a small protected forest, and of course Englischer Garten with Isar located in just around 10min walking with few Biergartens close by.

Transport: Apartment is tucked in an area which has trams (16, 17), multiple bus lines (52, 154, 184), and Sbahn S8, all within 5min walking distance. The S8 Sbahn goes from Johanneskirchen Sbahn station to the Airport in only 20min and Marienplatz in also in 20min. S8 runs also throughout the night. The tram line takes you directly to the city. The closest Ubahn U4 is Arabellapark, reachable by Tram and Bus which run every 5-10min. There is also a night bus line N72 which brings you directly home from the city.

Stores: There is a Rewe City, Lidl and Edeka within 5min of the apartment. Also a drinks store (Getränkemarkt) is close by. Aldi is within 10min. All of the mentioned stores have parking. And the best bakery chain in Munich Kistenpfennig is just around the corner.

Preferred singles only but couples are also possible, no smokers, no pets, no subletting. I'm looking for long(-er) term reliable tenants. Some proof of good finances will be required (salary slip, company employment letter, credit score from free SCHUFA app etc.), depending on the circumstances.

What you need to bring when you move in: Your own pillows and linen, cutlery (forks, spoons, knives), and a desk chair, since these are all personal items. If there is anything you need I can organize this for you. Just let me know.

Energy and costs: Apartment has Energieausweiss C, heating and warm water are included in the Nebenkosten. Central heating from city of Munich is really good and it's always cozy and warm inside the apartment. Television broadcasting fees (Rundfunkbeitrag), home electricity and internet are separate from Nebenkosten. There is fiber-optic internet service available at this location. For electricity, I spent between 500-700kW per year which is considered very little electric consumption. Hence for the same reason I mentioned the kitchen appliances above which are premium quality and energy saving.
