The project company JH Immobilien Alte Ziegelei I GmbH & Co. KG, Forststr. 24, 36093 Künzell, is currently constructing a new residential building with 50 senior-friendly apartments according to DIN 18040-2. The building is designed as a 4-storey building with a recessed top floor. The elevators are wheelchair accessible according to DIN 18041. The apartments will be available for rent from February 2025.
On the ground floor, there is a large covered parking area for 56 cars. Another 7 parking spaces are provided in the outdoor areas. Additionally, in the southeastern core of the building, there is a laundry/drying room and the house technology/electrical room. In the northwestern core, there is a common room of about 88 m², which can be used by residents as a meeting place or for celebrations.
The layout and use of the 1st to 3rd floors are identical. Each floor has 13 apartments, consisting of 2 three-room apartments and 11 two-room apartments. The recessed top floor contains another 11 two-room apartments.
There is currently no protected definition for the residential concept "assisted living" for seniors. Assisted living is very popular in Germany. It combines independent living with the advantages of a community: older people live in their own apartments and can often make use of extensive services.
At "Alte Ziegelei," it was decided to give future tenants maximum freedom to design their individual living situation. Senior-friendly apartments are complemented by "on demand" service offerings and meal delivery service, shopping service, household help, laundry service, transport and escort service, outpatient care (basic care), leisure activities, advice and information, as well as respite care, all provided by the German Red Cross already located on the site.
This allows seniors to manage their daily lives independently in senior-friendly housing.
For investors, due to the excellent infrastructure connections and the comprehensive "on demand" service concept, there is an opportunity to live in the apartments independently without any reduction.
