Bright 3-room attic apartment with a small balcony (facing east) and fitted kitchen as well as a cellar compartment. It is located on the 2nd floor of an older three-family house with gas central heating, which is also inhabited by the owner. The apartment can be occupied from 01.12.2026.

A fitted kitchen with electrical appliances is available and will be rented out with the apartment.

Fitted kitchen with dishwasher, oven with glass-ceramic hob, refrigerator without freezer compartment. Bathroom with bathtub/shower option and washing machine connection. Flooring mostly PVC.

A house rule to be observed as posted includes regularly putting out the garbage bins for emptying and cleaning them. In winter, there is an obligation to clear snow and spread grit!

The apartment is located on the outskirts near Wiesengrund with bike paths to Fürth/Nürnberg and Erlangen in a quiet location. Bus lines 173, 174 and N17 run nearby. Within walking distance you will find several restaurants, supermarkets, two bakeries, an indoor swimming pool. A fashion store, a library, a postal acceptance point, a pharmacy, and various doctors are also available locally.
