Apartment
This is a corner apartment with a living and sleeping area, an integrated kitchen, a separate bathroom, and a small hallway.

Due to the corner location and a total of four windows, the apartment is nicely filled with light. The main room has two windows, plus another window in the kitchen area and one in the bathroom, which I find particularly practical.

Thanks to the good room layout, the apartment can be furnished nicely and cozily despite its compact size.

Location
The apartment is only a few minutes' walk from the Aasee. It is located on a side street very close to the Aasee, so you practically have it just around the corner.

The city center is also quickly accessible, making the apartment a great location especially for students.

Directly opposite the apartment is a bus stop, so public transport connections are very good. Also, the Mensa at the Aasee is only a few houses away, which is particularly practical for daily student life.

Overall, the apartment offers a great combination of central location, good connections, and proximity to the Aasee, which is perfect for walking, jogging, or relaxing.

Other
Since I am moving out, I would like to leave most of my furniture in the apartment for a fair compensation.

This includes:

* A kitchen that is less than one year old (including refrigerator)

* A small dining table with two stools

* A custom-made wardrobe in the hallway

* A large KALLAX shelf (6 × 6 compartments)

* A bed (120 cm wide)

* Curtains and pleated blinds

Optional:

* A desk with desk chair

* Sofa and small table

The apartment is only available with the takeover of the furniture, as some pieces are precisely tailored to the apartment. Most furniture is under two years old. The compensation price is at least 3000€.

The apartment would presumably be available from March/April 2027 by arrangement.
