Description
The urban quarter AM NEUEN PARK was created on the former railway area at Bayerischen Bahnhof with new living and open spaces. A varied building structure and clear forms characterize its distinctive character. The high-quality new building ensemble offers a versatile range of apartments with various floor plans. Whether as a retreat, main living area or space for shared time, living here can be designed according to your own needs.
Lots of space, four rooms and a surrounding roof terrace: This approximately 105 m² 4-room apartment on the top floor offers plenty of open space for everyday life. The open living and kitchen area leads directly onto the terrace. Two other rooms also have direct access outside. The roof terrace extends over the west, south and east sides, offering various places to relax in the fresh air. Three separate rooms can be used flexibly as bedrooms, children's rooms or offices. The bathroom is equipped with a walk-in shower, a bathtub and a towel radiator. A storage room with washing machine connection complements the floor plan.
Real wood parquet and modern tiles provide the apartments with a contemporary foundation. The underfloor heating can be regulated room by room for warmth. The high-quality sanitary fittings come from well-known manufacturers. Video intercom system and elevator complete the living comfort. There are also practical amenities outside the apartment: communal areas with seating and play opportunities as well as bicycle parking spaces.
The underground garage offers an e-mobility option. A parking space can be rented if needed for 100,- € monthly and subject to availability. Heating is supplied via district heating. The building meets the KfW-55 minimum standard.

How we arrange this apartment for you
We are a letting agency, and this is an apartment we can secure for you. One message is enough to start. It costs nothing and commits you to nothing.
An adviser approaches the owner or the managing agent on your behalf, arranges and attends the viewing, and negotiates the terms. We then prepare the tenancy agreement, check it line by line and explain it to you in your own language.
We also assemble the documents a German landlord expects before an apartment is held for anyone: proof of income, Schufa report, confirmation of no rent arrears, tenant self-disclosure, the deposit. You do not deal with any of it alone.
We stay with it until the contract is signed and the keys are in your hand.

The map shows where this apartment is. Where the exact house number has not been published we show the centre of the postcode instead, and say so.
