This spacious and well-maintained 3.5-room apartment is located on the 1st floor of a charming three-unit house in Puchheim-Ort. It features a good room layout, rustic solid wood floorboards in the living and sleeping areas, and a large southwest-facing roof terrace with a view of greenery.

The apartment includes a bedroom with a separate dressing room, another room ideal as a study, a cozy living room, and a spacious eat-in kitchen. The existing fitted kitchen can be taken over from the previous tenant upon request; there is no obligation to do so.

The daylight bathroom is equipped with a bathtub and a shower. A built-in wardrobe in the hallway and a separate storage room offer additional storage space. A private cellar room is not part of the apartment. However, there is the possibility to install a washing machine and dryer in the basement.

Optionally, a single garage can be rented for 90 € per month.

The house is located in a very quiet dead-end street with little traffic. Beautiful fields with walking paths leading to the nearby forest and Germeringer See lake stretch out directly at the end of the street.
The apartment is only a 2-minute walk from the nearest bus stop. By bus, you can reach the Germering S-Bahn station in 7 minutes, and from there, take the S8 to Munich Central Station in 25 minutes.

Thanks to the nearby motorway connections to the A96, A99, and A8, all relevant destinations are quickly accessible. The proximity to the beautiful Fünf Seenland and the two golf courses in Puchheim and Germering also adds to the attractiveness of the residential location.
