Successor Tenant from 15.11. for 3.5-Room Apartment with 100m² Garden in Berlin Biesdorf

We are looking for successor tenants from 15.11.26 for our 3.5-room old building apartment with a large garden in Berlin Biesdorf.

The warm rent will be approximately 1500€, the landlord could not estimate it exactly yet due to rising heating costs.
It is an 85m² apartment plus about 150m² garden for private use. There are 2 other parties living in the house, each party has its own garden.
The apartment is located on the 1st floor.

The apartment has a special layout because 1 room with a small toilet is not in the main apartment but on the other side of the hallway. This room is very suitable as a work or guest room, and can also be used well for a teenager.

In the main apartment there is a large bathroom with bathtub and window, the kitchen and 2.5 rooms. The half room has a width of 1.98m, I know this exactly because the headboard of our bed is 2m wide and did not fit in there....

The apartment will be handed over unrenovated.
The large cabinet with glass front, as well as the kitchen with all electrical appliances, should remain in the apartment for a deduction of 500€. The appliances have been replaced in the last 5 years and the dishwasher even still has a warranty.
Other furniture can also be taken over by arrangement.

The apartment does NOT include a cellar.

The garden is rented free of charge with the apartment and can be freely used by the successor tenants, we would like to leave the self-built platform and the raised beds in the garden.

The other tenants in the house are relaxed people and we really enjoyed living here and are leaving Berlin for professional reasons, therefore we are looking for successor tenants who can take over the apartment soon and fit in well here.

Move-in is possible from 15.11, a later move-in on 1.12 is also possible, but preference will be given to the person who moves in as early as possible.

Now some notes from our landlord, not from us:

Shared flats are allowed.
The new tenant should speak good German.
Families are welcome but should not have more than 2 children.
Proof of income (3 months), credit report and certificate of no rent arrears must be provided.
Those dependent on (additional) payments from the authorities will not be considered.
Deposit 3 months' cold rent.

Dogs are possible by arrangement (preferably small dogs, banned breeds not desired).
Cats are NOT allowed.
