A one-room, kitchen, bathroom apartment is looking for a quiet tenant for a long-term rental agreement. The apartment is located on the upper floor of a house with only three units and is in a very well-maintained, partly freshly renovated condition. You enter the apartment through a small hallway area, next to which is the storage room with a connection for the washing machine. Behind it lies the spacious, bright living/dining room with a cooking area, which offers ample space. There is also a bedroom and an interior shower bathroom. A basement room or a parking space are not part of the offer. However, free parking spaces in the public area are plentiful in the immediate vicinity.
The entire house was comprehensively modernized in 2003, during which all windows, radiators, electrical systems, and district heating were renewed. Around 2010, the shower bathroom was renewed and is almost unused. In 2026, the hallway in front of the living/dining room was finally built, integrating the storage room into the apartment.
The advance payment for additional costs of 80 € (for one person) includes all allocable additional costs, water, and garbage, as well as winter services. Electricity and telecommunications must be billed directly by the tenant with the respective provider. For district heating, the tenant must separately conclude a heat supply contract with the provider. The rent is a graduated rent, where the monthly rent increases by 25 € every two years according to the contract (equivalent to 3.55% p.a.).
To possibly fulfill their liability for damages, the tenant must take out private liability insurance if they do not already have one.
Please bring your last three income statements, a current Schufa self-disclosure, a fully completed tenant self-disclosure, and, if possible, a reference from your current landlord confirming no payment arrears before signing a rental contract.
