The apartment, located on the third floor, can be occupied from 01.10.2026 (or earlier/later by arrangement).
The apartment has one bedroom, a large living room (originally 1.5 rooms), a spacious hallway, a small storage room, kitchen (fitted kitchen from 2014, last appliance renewal 2025), bathroom and separate toilet. The living room opens onto a balcony that offers relatively ample space.
In our opinion, the apartment is well suited for couples, young families, and individuals. It is less suitable for a shared flat.

The apartment has not been freshly painted for a long time. Depending on the agreement, it will either be handed over freshly painted or painted by the new tenants upon moving in with financial compensation (about one cold rent).

Many nice small shops and restaurants/pubs are also within walking distance; the Schanzenviertel is not far away, as well as Kaifu, Osterstraße and others.
The apartment is located on Fruchtallee but faces the back towards the park. Furthermore, the connection to public transport is very good: the U-Bahn Christuskirche is about 250 m away, and the bus stop Fruchtallee/Hamburg-Haus is at the same distance. Parking is available on the surrounding streets (resident parking permit required), and the residential complex also has its own underground garage (space allocation via management).
As tenants, we would appreciate non-smokers. The apartment is less suitable for a shared flat; couples, individuals or young families would be ideal.
