We are looking for new tenants for our old building apartment in Nauwieser Viertel. The apartment will be available from 01.01.2027, possibly earlier by arrangement.

The apartment has a total of 2 large and 2 small rooms, with the large ones being walk-through rooms. Therefore, the apartment is NOT suitable for a shared flat, but ideal for a couple (we have lived here for the last 13 years). The total living area is 75 m2, plus a small basement compartment.

The kitchen is very spacious, so it can be used as a living kitchen.

The daylight bathroom has a shower bathtub with a folding bathtub screen and a large window facing the backyard.

Unfortunately, the apartment has no balcony or garden; the backyard is used as a storage place for residents' bicycles. Due to the central location, you can quickly reach parks or the Staden to enjoy the sun.

Location
The apartment is located in the middle of Nauwieser Viertel, directly above the cult pub "Kurze Eck." So if you love the neighborhood and its pubs, you will love this apartment too. During the day the neighborhood is quiet. In the evening, life begins.

The apartment is very central in the heart of Saarbrücken, in the middle of the "Bermudadreieck": various bus and Saarbahn stops and shopping facilities are within a few minutes' walk. By bus, it takes about 10 minutes to the university.

You can usually find a parking space with a resident parking permit.

Other
The cold rent is 635 €, additional costs 140 €, plus district heating and electricity. The deposit is 3 months' cold rent.

Requirements:

- Due to its layout, the apartment is only suitable for couples! Shared flat inquiries will not be considered!

- The minimum rental period is 1 year.

- The fitted kitchen with all electrical appliances (ceramic hob, refrigerator, microwave, dishwasher, recirculating extractor hood) must be taken over for a small sum (200€ negotiable).
