"Living, charming, central" in this renovated 1-room apartment in the historic Gründerzeit old building on the edge of Kassel city center.

The open-plan apartment (42 m2) consists of a fully equipped kitchenette, a living/dining area, a separate sleeping area, and a modern shower bathroom. A walk-in closet provides ample storage space. The sleeping area has a double bed (160x200cm).

The apartment is located on the sunny side of Villa Zandoli. The garden at the back of the house is available for use by all residents.

Location
Centrally located on the edge of Kassel city center, shopping facilities, restaurants, and pubs are easily reachable on foot.

The Vordere Westen with many old Gründerzeit houses invites you to stroll. The pub mile on Friedrich-Ebert-Straße is the center of Kassel's nightlife. The pedestrian zone as well as various Kassel sights, museums, and exhibition venues are easily accessible on foot or by public transport.

Public transport stops are in the immediate vicinity. Two minutes to the bus stop Bismarckstraße, seven minutes to the tram stop Annastraße with direct connections to the city, Wilhelmshöhe station, and the university campus at Holländischen Platz.

Parking spaces in the area are partly subject to charges. We recommend arriving by train.

The monthly rent is 1,000 € warm. This includes an advance payment of 100 € on the consumption-dependent additional costs (gas, water, and electricity). These will be settled at the end of the total rental period.

WiFi is available in the building and can be used.

At the end of the total rental period, we charge 50 € for the final cleaning.

Smoking is not permitted in the entire house. Smoking is allowed in the outdoor areas in the garden and in front of the house.

There is no washing machine in the apartment. The nearest laundromat "Waschtreff" is located at Friedrich-Ebert-Straße 85 and is within walking distance.

Overnight tax: Since 01.07.2025, the city of Kassel charges a tax of 5% of the net overnight fee on the first 28 overnight stays of non-residents. If no registration with the city of Kassel is proven to the landlord, the overnight tax must be paid by the tenant.
