The apartment is located on the third floor of a multi-family house that was rebuilt in 1952; around 70 m² are divided into three rooms, a separate kitchen, a bathroom with a window, and a hallway that connects the rooms and provides space for a wardrobe and storage.
The living room is the largest room in the apartment, allowing space for both a seating area and a dining table side by side without the room feeling cramped; the window faces the street side. The bedroom and the third room face the quieter, green courtyard side. The third room is suitable as a children's, guest, or study room and is currently used as such. The kitchen is separate and has a continuous row of units; the fitted kitchen can be taken over from the previous tenant free of charge upon request. However, the stove is the landlord's property and remains so; the bathroom has a window, a bathtub, and a connection for a washing machine.

The apartment is equipped with laminate and tiled flooring (bathroom). The windows are white plastic insulated glass windows and are all fitted with shutters; doors and frames are white.

St. Johannis is one of the oldest and at the same time most sought-after districts of Nürnberg, a developed neighborhood of old buildings, post-war reconstruction, and quiet side streets northwest of the old town. Bakeries, supermarkets, pharmacies, doctors, and restaurants are within walking distance; with Klinikum Nord and Klinik Hallerwiese, medical care is also nearby.
The U-Bahn line U3 stops at Friedrich-Ebert-Platz and Klinikum Nord stations, and there are also tram and bus lines towards the city center and main station. Schools and kindergartens are within walking distance. For leisure, the Pegnitz valley with its meadows and cycle paths, the Westbad swimming pool, as well as the Hallerwiese and Hesperidengärten parks are just a few minutes away.
