The apartment is located in the attic of a 4-family house. The large dormer windows in the kitchen, bathroom, and bedroom offer a direct view of the greenery and the garden. Part of the garden can be used upon request.

The apartment features plastic insulated glass windows (dormers) with shutters in the bedrooms as well as large wooden insulated glass roof windows with sun protection blinds, 3 separate rooms plus a living area, bathroom with bathtub and shower, built-in kitchen, and shared garden use. Gas floor heating for heating and hot water; the tenant can choose the gas provider as well as the electricity provider. The apartment is equipped with satellite connection (included in the additional costs).

Very quiet location with a view of the green garden and the vineyards, 30 km/h zone in a good location of Stuttgart-Obertürkheim (Uhlbacher Straße), 4 minutes walk to the bus stop (line 62), about 10-12 minutes to the S-Bahn. The S-Bahn line S1 reaches the main station in 12 minutes. In the adjacent Stuttgart Uhlbach there are various wine taverns and restaurants. Several times a year, wine hikes take place in Obertürkheim, Uhlbach, Rotenberg, and Untertürkheim, which lead through the idyllic vineyards.

Only quiet, friendly, long-term, and solvent non-smoking tenants are sought (household net income at least 3,500€). The additional costs of about 125€/month include advance payments for water & sewage (consumption-dependent via water meter), building insurance, property tax, garbage fees, and stormwater fees. The additional costs are settled annually. The tenant pays their consumption-dependent costs for electricity, gas (about 85-100€), and possibly telephone/internet (about 30€) themselves.
