The apartment offers a larger living room, a slightly larger kitchen, a small hallway with a built-in wardrobe, and a bathroom with a daylight window.

The apartment is generously laid out, so you can comfortably furnish it despite the sloping ceilings.

Included in the rent is a fitted kitchen including a dishwasher (Siemens, 60 cm wide).

Additionally, a washing machine (Bauknecht) is provided in the bathroom with a daylight window. If you do not want to use it, you are free to temporarily replace it with your own.

The apartment has a real wood floor that requires careful maintenance.

The two windows of the large room face west, which means midday and evening sun.

The apartment is very bright and sunny all year round and it feels a few degrees warmer than other apartments. In summer, this is a challenge, so you should be able to handle the heat around the clock.

Please note and respect:
I only rent to a 100% non-smoker, not even occasional smokers at the window or only in the kitchen or those who go outside to smoke. This does not help because the apartment unfortunately has no balcony and eventually one is too lazy to go downstairs. Honesty is very important to me in this regard.

The transport connection is optimal: Right around the corner is the "Mollwitzstraße" stop, where tram lines 12 and 15 run regularly. So you never really have to wait long for a tram and it is only 15 minutes to the city center.

Desirable or verifiable conditions are:
- a permanent employment contract
- a Schufa credit report
- a reference from the previous landlord
- existing liability insurance
- existing household insurance

I only rent to a single person.

Rentable with a graduated rent contract linked to inflation with annual adjustments.

Minimum rental period 1 year, preferably 2.

The property is located in a lively area in Köln - Weidenpesch. Tram lines 12 and 15 run nearby. Within walking distance you will find various restaurants, bakeries, supermarkets, doctors, and cafes. There are also several green and park areas, fitness studios, two fashion stores, two libraries, and a bar.
