First occupancy at the nature reserve: 3-room apartment with loggia on the 1st floor, 81.15 m²

Leineauen, the attractive ensemble includes the front buildings with the elegant brick facade and the point buildings behind them with their green strip facades and the view of the Leineaue nature reserve. Floor-to-ceiling windows offer interesting views of the greenery. The rear building at Hildesheimer Straße 448 comprises 13 exclusive 2 to 4-room apartments, whose loggias or terraces face the courtyard or the nature reserve. A blend of different architectural details comes together here. The elegant interior fittings of the bathrooms, the high-quality parquet, the elevators and the spacious staircases complete the living experience with the latest comfort.

The quarter was designed by the renowned architectural firm Max Dudler. In total, 45 rental apartments with 2 to 4 rooms between 57 and 132 square meters are available for first occupancy. Each apartment has a loggia or a terrace, its own cellar room and a high-quality fitted kitchen, which is already installed and included in the rent. Exterior electric screens and an intercom system are also part of the equipment, as well as underfloor heating in all rooms.

Heating is provided by local heat from the combined heat and power plant in the energy-efficient KfW 55 new building, which results in noticeably low heating costs. Thanks to the photovoltaic systems on the roofs, their electricity benefits the general electricity supply of the quarter and thus relieves the ancillary costs. An underground parking space can be rented for an additional 100 euros per month, charging stations are located directly at the parking spaces. Bicycle parking spaces are available both in the underground garage and outdoors, and e-bikes can be charged in the private cellar room.

Rented commission-free directly from the owner, Achte World Investment Bauträger GmbH. For questions and viewing appointments, you can reach Ann-Kathrin Knopf at 0511 60031999.
