First occupancy: Bright 3-room apartment with large terrace and garden, between Elbe and city

Welcome to the newly built Urban.Isle quarter in Hamburg-Rothenburgsort! Here, the houses are arranged around a green, car-free courtyard. This creates a quiet retreat in the middle of the city with high quality of stay.

The apartment is being occupied for the first time. The centerpiece is the open living, cooking, and dining area with floor-to-ceiling windows on two sides, which leads directly to the spacious terrace (50m², of which 16.3m² is living space). The bedroom and the second room, ideal as a study, children's room, or guest room, also have their own exit to the terrace. There is a water connection, an outdoor socket, and lighting on the terrace. The terrace is intended for the exclusive use of the tenants.

Two bathrooms make everyday life relaxed: a daylight bathroom with a walk-in rain shower and towel radiator, as well as a second bathroom with a bathtub. Parquet flooring in all living rooms, underfloor heating with individual room control, and triple-glazed windows ensure comfort. The separate utility room has a washing machine connection. Fiber optic up to the apartment and network sockets in the rooms make home office and streaming easy. After consultation, it is possible to rent the apartment without the fitted kitchen (including rent reduction).

The building includes an elevator, bicycle rooms, a cellar compartment, a parcel station, and an underground garage with pre-installation for charging electric cars. A wallbox will be installed as needed and the installation costs are borne by the owner. The apartment is optionally rented with a parking space in the underground garage directly under the house. The rent for the parking space is an additional 130 €.

Rothenburgsort is located between the Elbe and the city center and is one of the Hamburg districts currently developing the most. The Rothenburgsort S-Bahn station is within walking distance, from where you can reach the main station in a few minutes. HafenCity and the city center can also be reached comfortably by bicycle. For fresh air, you can go to the Elbpark Entenwerder directly on the water.
