From mid-November 2026, we have a furnished room + kitchen + (daylight) bathroom for rent in the attic:

1 room (approx. 26m2) with balcony, underfloor heating, (from approx. February 2027 air conditioning)

1 (built-in) kitchen,

1 bathroom with bathtub / shower, toilet, washing machine, dryer

Hallway

The apartment has a total area of approx. 49m2, parquet, tiled floors, wooden ceilings and is fully furnished.

The rent is 400,-- Euro plus 80,-- Euro flat-rate additional costs including heating, electricity, water/sewage, garbage fee, cable TV, property tax.

We want to rent the apartment to a non-smoker without pets.

The apartment is well connected to public transport. The stop ("Hooverstraße") is only 2 minutes from the house. The bus runs every 20 minutes to Durlach or "Zündhütle" (connection to the light rail).

There are two small rooms in the apartment that occasionally serve us as guest rooms. Then the shared use of the bathroom with toilet should be permitted.

Location
The apartment is located in Karlsruhe-Bergwald, a quiet, wooded, nature-close district of Karlsruhe, well connected to public transport. The bus stop ("Hooverstraße") is only 2 minutes from the house. The bus runs every 20 minutes to Durlach. There is also a direct bus to the main train station. Parking spaces are available in front of the house.

Other
In the attic apartment there are still 2 smaller rooms that occasionally serve us as guest rooms. Then the shared use of the bathroom and toilet should be permitted.

We ourselves live on the middle floor of the house, a young family with one child lives in the ground floor apartment.
