Looking for a new tenant: 2-room old building loft apartment with terrace

I am moving and looking for a new tenant for my apartment at Stannebeinplatz in 04347 Leipzig.

Move-in date would be 01.12.2026.

The apartment is located on the ground floor of an old building and is designed in a loft style, with a ceiling height of about 4 m. On approximately 47 m² there are 2 rooms with an open kitchen and a bathroom with a large shower and a terrace with a small garden. The house is situated on a fenced property with its own driveway.

The rent is 698 € warm (508 € cold).
The deposit is 1,524 €.
A parking space can be rented for about 25 € per month. (Recommended)

What stays (transfer against compensation):

• Built-in kitchen including refrigerator (the cooktop has a small chip on the right, but works perfectly)
• Shower enclosure (self-installed, originally none was present)
• LED mirror in the bathroom
• Washbasin with cabinet
• Curtain rod including blackout curtains
• Couch
• Large Ikea Kallax shelf
• All ceiling lamps
• Various small items (shelves and co)

Compensation for everything together: 2,200 € negotiable

Important in advance: There is currently a damp spot on a wall in the rear room. The property management is already taking care of it, the cause will be fixed and the wall will be redone afterwards.

Since it has to go quickly, I can unfortunately only consider applications with complete documents. These include:
• Current Schufa report
• Income statements for the last 3 months
• Certificate of no rent arrears from the current landlord
• Copy of the ID card

The address at Stannebeinplatz is located in the Leipzig district of Schönefeld-Abtnaundorf. The connection to public transport is excellently ensured by tram 1 as well as bus lines 70 and 90. The lively environment is characterized by dense development with multi-family houses and good infrastructure for daily needs.
